WHEN BUYING A NEW HOME, USE YOUR HEAD, NOT YOUR HEART

When buying a home, there are so many things to do and remember, not the least of which is to remember to check the property so you have a clear understanding of what you are buying.

We recommend professional inspection of all properties however there are many things a buyer can be aware of.

ELECTRICAL

  • Take a power tester (from local hardware store) and check power points
  • Check lights and light switches
  • Test the electric oven and/or stove
  • Check rangehood exhaust and lights
  • Check dishwasher if possible
  • Check air conditioners hot & cold and remotes
  • Check any automatic garage door and remotes

GAS & WATER

  • Check gas hot water including running a few taps at same time for water pressure
  • Check hot and cold water taps working including running a few taps at same time for water pressure
  • Check sinks are draining and toilets are flushing adequately
  • Check outdoor taps are working

OTHER

  • Check that all bins are provided
  • Check all access keys, window keys, remotes etc are provided
  • Check that each window actually opens
  • Look for signed of water leakage on ceilings, cracks in walls, mould or dampness
  • Check gutters, downpipes, signs of rust or leakage
