Pre-purchase:

  • Visit your Mortgage broker for pre-approval of your finance
  • Inspect as many properties as you can and make an offer to buy when you locate the right property for you
  • Seller accepts your offer
  • Send contract to eConveyancing NSW for advice before signing contract
  • Order pest, building and strata reports

Weeks 1-2

  • eConveyancing NSW will advise on the contract and negotiate any recommended changes to contract
  • You sign the contract and pay the agent 0.25% deposit and go into a 5 day cooling off period
  • Obtain unconditional approval for finance
  • Order pest, building and strata reports if not already done
  • Pay remainder of deposit to agent before cooling off expires

Weeks 3-5

  • eConveyancing NSW will send questions to the seller about the property and order local Council, Water and Strata certificates
  • Seller’s solicitor replies to our questions and provides a clear land tax certificate and ATO clearance certificates
  • eConveyancing NSW will order any other searches the buyer wants such as to ensure the RTA has no plans for your land
  • eConveyancing NSW will review the file, liaise with the bank and vendor to calculate adjustments and funds to be paid on settlement

Weeks 6-7

  • Pre completion searches, checks and reviews
  • Buyer does final property inspection
  • eConveyancing NSW will settle the matter online with the seller and the banks involved
  • You pick up your keys!
  • eConveyancing NSW will send you a report of the final payments made
