Pre-purchase:
- Visit your Mortgage broker for pre-approval of your finance
- Inspect as many properties as you can and make an offer to buy when you locate the right property for you
- Seller accepts your offer
- Send contract to eConveyancing NSW for advice before signing contract
- Order pest, building and strata reports
Weeks 1-2
- eConveyancing NSW will advise on the contract and negotiate any recommended changes to contract
- You sign the contract and pay the agent 0.25% deposit and go into a 5 day cooling off period
- Obtain unconditional approval for finance
- Order pest, building and strata reports if not already done
- Pay remainder of deposit to agent before cooling off expires
Weeks 3-5
- eConveyancing NSW will send questions to the seller about the property and order local Council, Water and Strata certificates
- Seller’s solicitor replies to our questions and provides a clear land tax certificate and ATO clearance certificates
- eConveyancing NSW will order any other searches the buyer wants such as to ensure the RTA has no plans for your land
- eConveyancing NSW will review the file, liaise with the bank and vendor to calculate adjustments and funds to be paid on settlement
Weeks 6-7
- Pre completion searches, checks and reviews
- Buyer does final property inspection
- eConveyancing NSW will settle the matter online with the seller and the banks involved
- You pick up your keys!
- eConveyancing NSW will send you a report of the final payments made
