NSW Home Builder grant gives an owner occupier $25,000 as a grant to build a new home, renovate an existing home or buy an off the plan home/new home however there are important aspects of the grant you should think about before applying.

TIMING & AFFORDABILITY:

The contract for the build or renovation has to be signed between 4 June 2020 and 31 December 2020 (inclusive) with construction commencing within 3 months of the date of the construction contract.

If you don’t start building within 3 months you will not be able to claim the grant.  This can be a major issue where you are buying off the plan land as most new land releases in NSW are off the plan and are not registered.  The registration can take more than 6 months with may taking 12 to 18 months before you even start the build process.  In these circumstances you need to know that you can afford the purchase without the $25,000 grant as you won’t be able to claim it.

There is an extension period of a maximum of 3 months only when the build is delayed due to unforeseen factors but there is no guarantee the extension will be granted.

ELIGIBILITY:

Each person applying must be an Australian resident or citizen over 18 years of age and earning a maximum of $125,000 per year based on 2018-19 or 2019-20 tax assessments.  Couples are allowed to earn $200,000 per year.
