The First Home Guarantee is a government initiative designed to help eligible home buyers purchase their first property with a deposit as low as 5% of the Property Value. This program, administered by Housing Australia, provides a Guarantee to Participating Lenders, allowing buyers to borrow up to 95% of the Property Value. For the First Home Guarantee, Housing Australia covers up to 15% of the Property Value, reducing the need for costly lenders mortgage insurance.
Eligibility Criteria for the First Home Guarantee
Starting from 1 October 2025, applicants must meet the following eligibility requirements:
- Citizenship and Residency: You must be an Australian citizen or permanent resident.
- Deposit Savings: A minimum deposit of 5% of the Property Value is required.
- First Home Buyer Status: You must be a first home buyer or have not owned property in Australia in the last 10 years. This applies to all applicants in a joint application.
- Owner-Occupier Requirement: The property must be purchased or built as your primary residence. Investment properties are not eligible.
- Age Requirement: Applicants must be at least 18 years old.
- Property Price Cap: In New South Wales, the property price must not exceed $1,500,000.
